Board Meeting ~ August 1, 2019

Attending: Rob Burton, Shon Allen, Keith Johnson, Bruce Lyman and Tyler Montrone
Absent: Juan Bruzaferri and Alan Baggett

Meeting called to order at 7:10 pm.

OLD BUSINESS:

   1.    Door Painting and repairs:
The door painting project is near completion.  Thanks to Shon Allen for managing this project on behalf of the homeowners, and for working with the painters to remedy any defects in craftsmanship.

     2.  Landscaping:  

The Board has inventoried the damaged/dead bushes, shrubs, and trees located throughout the community and received bids for replacement plants. The Board voted to replace approximately 50 plants throughout the community in September.

3.  Reserve Analysis and 2020 Budget:  Bruce and Keith continue to work on this requirement.
  
NEW BUSINESS:

1.  Flood damage:
On June 25, 2019, a sprinkler valve malfunctioned and flooded a resident’s basement.  The Board has been working with its insurance company and the homeowner’s insurance company to resolve the matter.

      2.  Limited Common Maintenance:
           During the painting project, the Board noted numerous instances where trees and shrubs were growing into, or are precariously near the foundation of certain homes.  While the Board encourages residents to personalize their fenced areas, all residents must be cautious of allowing invasive species to grow into or near the foundation.  The Board will be notifying certain residents of the need to remove or relocate plants within the coming weeks.
